TOPANGA PARTNERS focus is exclusively on apartment development in Southern California. Specifically, we see growing rent demand and positive demographic trends in the areas of North Hollywood (NoHo), Van Nuys, Lake Balboa and Valley Village areas of the San Fernando Valley. There are relatively few competing projects in these neighborhoods with most new buildings being in the 100+ unit range.

Generally, almost all areas of Los Angeles County enjoy low vacancy rates. However, Van Nuys is currently the lowest at 2%. Only Brentwood, Westwood and Beverly Hills enjoy comparable vacancy rates which are all below three percent. Continuous high demand for rental properties is greatly outpacing the small amount of new units entering the market. Between mid-2013 and mid-2014 more than 7,500 multifamily housing units were completed throughout Los Angeles County. This represents a small portion of the currently estimated 100,000 unit shortfall in housing units for the Los Angeles market, which has resulted in yet another year of rent growth across the LA basin. Based on the current rental rates in the Van Nuys area and the historically low vacancy rates, we expect rents will continue to rise over the next 24 months. Additionally as vacancy rates continue to remain low, there is no large planned influx of new units hitting the market in the foreseeable future.
